These short term loans are usually for a period of 12 to 36 months. They are not a permanent solution to your Commercial refinancing but are a great vehicle for temporary needs such as property turn-around, value adding or stabilization. These types of bridge loan programs typically have better interest rates than many hard money loans but higher rates then a bank loan. When you can’t find any other type of financing in a difficult situation or when you just need a short term loan, they are the perfect solution.
A conventional lender underwriter won’t touch these; special purpose properties, vacant buildings, high rental vacancies or major rehabs. We arrange Commercial Bridge Loans that will provide financing on all of the above, tailored to fit your special needs. This gives you the time needed to finish the project, rent up the building, provide tenant improvements, improve your financials and helping to set up your property for a conventional bank loan. Then when you are ready we have a loan for that, too.
